Structuring asset-light partnerships for a European nursing home operator
Situation: Transactions
Transaction preparation & execution
Context
Our client, a major operator of nursing homes, implemented an asset-light strategy through the creation of dedicated European real estate vehicles in which minority shareholders invested.
Key Takeaway
One of the major challenges of the project was structuring the asset portfolio to design an attractive financial partnership. Our client needed to find the right balance between long-term profitability and the future level of indebtedness (including the precise assessment of new debt to be raised in the context of increasing interest rates). Our engagement enabled our client to demonstrate the long-term attractiveness of its asset portfolio to new investors.
Accuracy Role
We supported our client throughout the process, including in (i) structuring the transaction, (ii) preparing the corresponding business plan (complex financial modelling) and (iii) drafting the contractual documentation.
