Against this backdrop, our analysis explores how leading market players are adapting and where opportunities for recovery may still emerge.<br \/><br \/><\/p><p>Les chiffres cl\u00e9s en un coup d'\u0153il<strong> au cours du premier semestre 2026 :<\/strong><\/p><ul><li>L'indice des co\u00fbts de la construction (CCI) a recul\u00e9 de 2,91 TP3T en glissement annuel \u00e0 la fin du mois de mars 2026, alors que l'inflation annuelle s'\u00e9levait \u00e0 1,71 TP3T \u00e0 la m\u00eame date.<\/li><li>Entre 2018 et 2026 (sur la base des chiffres de mars), l'IPC a augment\u00e9 en moyenne de 3,21 TP3T par an, contre une inflation annuelle moyenne de 2,51 TP3T.<\/li><li>Les nouveaux pr\u00eats immobiliers ont augment\u00e9 de 2,11 TP3T au premier semestre 2026 par rapport au premier semestre 2025. Malgr\u00e9 cette l\u00e9g\u00e8re reprise, les volumes sont rest\u00e9s bien en de\u00e7\u00e0 des niveaux moyens enregistr\u00e9s entre 2017 et 2022.<\/li><li>Le volume mensuel des pr\u00eats immobiliers pour l'achat d'un logement neuf s'est \u00e9tabli \u00e0 13,2 milliards d'euros en juin 2026, poursuivant ainsi sa reprise apr\u00e8s le creux de 6,9 milliards d'euros enregistr\u00e9 en f\u00e9vrier 2024.<\/li><li>De juillet 2025 \u00e0 juin 2026, 376 241 logements ont \u00e9t\u00e9 autoris\u00e9s en France, soit 8,0% de moins que la moyenne des cinq ann\u00e9es pr\u00e9c\u00e9dentes. N\u00e9anmoins, le nombre mensuel moyen de permis d\u00e9livr\u00e9s au premier semestre 2026 \u00e9tait sup\u00e9rieur de 4,31 TP3T \u00e0 la moyenne de 2025. Sur cette m\u00eame p\u00e9riode de douze mois, on estime \u00e0 293 412 le nombre de logements dont la construction a \u00e9t\u00e9 lanc\u00e9e, soit 13,11 TP3T de moins que la moyenne sur cinq ans.<\/li><li>Apr\u00e8s avoir recul\u00e9 jusqu'au premier trimestre 2025, l'offre de logements neufs destin\u00e9s \u00e0 la vente s'est stabilis\u00e9e puis a l\u00e9g\u00e8rement augment\u00e9 au cours de l'ann\u00e9e 2025, soutenue par une hausse des mises en vente qui a partiellement r\u00e9approvisionn\u00e9 le march\u00e9. L'offre est rest\u00e9e stable au premier semestre 2026.<\/li><li>Les investissements dans l'immobilier commercial fran\u00e7ais ont progress\u00e9 de 14% en glissement annuel pour atteindre 8,0 milliards d'euros au premier semestre 2026, soit leur plus haut niveau pour un premier semestre depuis 2022.
