Le secteur reste confront\u00e9 \u00e0 une faible demande et \u00e0 des taux d'int\u00e9r\u00eat toujours \u00e9lev\u00e9s, m\u00eame s'ils ont l\u00e9g\u00e8rement baiss\u00e9 au cours des derniers mois.<\/p><p>De mani\u00e8re encourageante, plusieurs indicateurs positifs sont apparus au cours du second semestre de l'ann\u00e9e, signalant les premiers signes d'une reprise potentielle. Il s'agit notamment d'une l\u00e9g\u00e8re augmentation des pr\u00eats hypoth\u00e9caires, d'un rebond des r\u00e9servations immobili\u00e8res vers la fin de l'ann\u00e9e, d'une am\u00e9lioration des marges b\u00e9n\u00e9ficiaires des promoteurs et de bonnes performances des soci\u00e9t\u00e9s immobili\u00e8res fran\u00e7aises cot\u00e9es, qui ont conserv\u00e9 leur position de troisi\u00e8me acteur europ\u00e9en, derri\u00e8re le Royaume-Uni et l'Allemagne.<\/p><p>L'ann\u00e9e 2024 a finalement servi \u00e0 refl\u00e9ter les d\u00e9fis persistants du secteur, les domaines d'opportunit\u00e9 et les changements strat\u00e9giques entrepris par les acteurs de l'industrie en r\u00e9ponse \u00e0 l'\u00e9volution des conditions du march\u00e9.<\/p><p><strong>Quelques points cl\u00e9s \u00e0 retenir :<\/strong><\/p><ul><li>L'indice des co\u00fbts de construction (CCI) a diminu\u00e9 de 2,5% en glissement annuel \u00e0 la fin du mois de d\u00e9cembre 2024, principalement en raison de la baisse des prix de l'\u00e9nergie.<\/li><li>La production de pr\u00eats immobiliers a rebondi au quatri\u00e8me trimestre 2024, en partie sous l'effet de mesures gouvernementales \u00e9largissant l'acc\u00e8s aux pr\u00eats \u00e0 taux z\u00e9ro, marquant une reprise plus forte que fin 2023.<\/li><li>La production mensuelle de cr\u00e9dits \u00e0 l'habitat s'\u00e9tablit \u00e0 11,6 milliards d'euros \u00e0 fin d\u00e9cembre 2024.
